35指標豪宅成交按月升15%

香港文匯報訊 近月股市交投暢旺,利嘉閣地產董事張偉文指出,有利買家套股換樓,加快買樓入市決定,帶動豪宅物業交投逐步轉活。根據利嘉閣地產數據所得,4月全港35項指標豪宅物業累積錄得112宗買賣個案,較3月的97宗進一步攀升近15.46%,連升兩個月,單月成交量亦為近3個月新高。

港島新界交投增幅明顯

按地區劃分,港島及新界區指標豪宅交投均有明顯增幅,九龍區指標豪宅交投則按月下挫。數據顯示,新界區6個豪宅項目上月共錄得34宗買賣,較3月的19宗大幅增加79%,其中駿景園成交量勁增6倍至7宗,表現突出;御龍山及匡湖居交投亦分別增加88%及50%。

港島區16項物業上月累積錄得47宗買賣,按月增加68%,其中紅山半島成交量按月大增2倍;貝沙灣則錄得18宗買賣,較前月急增1.25倍。此外,浪琴園、比華利山、名門及賽西湖大廈上月亦錄得成交,打破「捧蛋」悶局。

九龍區方面,13項物業上月僅錄得31宗買賣,較3月的50宗減少38%,九龍站交投繼前月急速增長後,上月回復平穩。
