Chinachem Group have bidded the land in Ede Road, Kowloon Tong in October 2010 which have created a new high sq.ft price in Kowloon district,this luxury residential project named Eden Gate,it is expected it will be on sale in the early of next month in the form of the existing floor,the price will refer to the market price,the first batch 30 units of No.3 Ede Road by Kerry Properties with the sq.ft price of HKD $34,411 to HKD $45,813.Double Cover Starview in Wu Kwai Sha which developed by Henderson Land and MacPherson Residence in Mongkok also plans to put up for sale in the early days of next month.
Eden Gate by Chinachem Group pending for the satisfaction paper
Chinachem Group sales manager Ng Sun Mo said yesterday,Eden Gate in Kowloon Tong are pending for the satisfaction paper of occupation,it is expected that it will get approval before the end of this month,will be on sale on the 10th of next month and the price will refer to the market price. This residential project with a total of 47 units,of which with 40 standard units,four duplex and 3 houses,with the salable area from 1,223 feet to 3,241 feet,it is estimated that the market value of about HKD $2.0 ten billion to HKD $3.0 ten billion.
Ng Sun Mo said the Group had about 3-4 residential projects will be on sale before the end of the year,involving more than 200 units,except for Eden Gate, there are No.38 Hau Wong Road, Kowloon City,involved in a total of 38 units,it is expected it will put up for sale by the end of October,will launch out the luxury residential project in Inverness Road, Kowloon Tong for sale in November to December,with a total of more than 120 units,in addition, there are two houses in Saigon Bayside Road may put up for sale before the end of this year.As for The Golden Gate in Tai Po have sold 34 units,cashed in more than HKD $3.0 billion,there are 93 unit will have the opportunity to launch out for sale in the end of this month,as for Billionnaire Avant in Kowloon City still have the remaining 10 unsold units,it is expected that it will be sold out before the occupation next month.
Ng Son Mo said that there are a total of 20 projects is developing and therefore not bid the lands actively in recent days,but the Group is studying the commercial and residential projects in Fanling which will stop receiving bids next week.
Double Cove Starview will open the demonstration units next week
As for the other developers,Henderson Land general manager (a) Department of Business Lam Dak Man said yesterday,the sales brochure of Double Cove Starview is expected to be uploaded in the weekend or in the beginning of next week,will upload the first price list which involved in about 220 units after one or two days. Meanwhile,it will be open the demonstration unit to the public for visit next week,it is expected it will be on sale officially later this month to the early days of next month,which means that the residential price will meet the market demand during the 'Golden Week'.
As for the Kowloon Development Company Limited marketing and sale general manager Yeung Wing Chun said yesterday,MacPherson Residence in Mongkok have a chance to launch the 30 standard units out for sale next month,does not exclude 5-8% increase of the price.The residential project has sold more than 100 units,cashed in more than HKD $8.6 billion,the transaction sq.ft price of HKD $15,175 to HKD $21,218 the first phase of sale have been exceeded completed, hope can be achieved the second stage of the sales target of 200 units before the end of this year.
