10份標書中，出價最低竟然只得26.8億元，每呎樓面地價竟只2,823元。翻查資料，當日10份標書分別來自長實、新地、建灝、遠東、嘉華、恒地、中信泰富、會德豐地產。此外，信置與中國海外合資；麗新、利福、泛海、資本策略合資。
地皮位置鄰近鹿茵山莊，前方為天賦海灣及逸瓏灣等新型屋苑，可建樓面949,385方呎，安老院舍面積包含在可建樓面之內，院舍淨作業樓面不得少於14,574方呎。
