Real estate investment may be a lifetime business for some Hong Kong people, but news about unmatched items when occupation of pre-sale property were always heard in these years. Zhan Jinan, a senior professional building inspector, yesterday held awards ceremony for top five projects which were the best among 24 first hand projects in the past one year they inspected, and these projects are from Sun Hung Kai and Sino, with Sun Hung Kai's i·UniQ Residence in Shau Kei Wan ranking the first. At the same time, he frankly said the whole first hand property quality appeared polarization in recent years, " Good goes to better, while bad goes to worse.". During 24 first hand projects including more than one thousand units they inspected in the past one year, the top five quality projects are built by Sun Hung Kai and Sino, Sun Hung Kai's i·UniQ Residence in Shau Kei Wan among ranked the first, and the other four are i-UniQ Grand in same series, Chatham Gate in Hung Hom developed with Shun Tak Holdings, Sino's The Coronation in Yau Ma Tei and Park Summit in Tai Kok Tsui . Zhan Jinan expressed the first hand projects they inspected include The Wings in Tsueng Kwan, Soho 189 in Sheung Wan, The Coronation in Yau Ma Tei, Park Summit in Tai Kok Tsui, Providence Bay in Tai Po, One WanChai in Wan Chai, Chatham Gate in Hung Hom, Ana Capri in Park Island of Ma Wan Island, the Riverpark in Sha Tin, Amalfi in Discovery Bay, i-UniQ Grand in Shau Kei Wan, i·UniQ Residence, The Green in Fanling and so on. He added the average point of the top five is more than 90 points, while some projects are lower than 50 points. Stocked project in Tai Kok Tsui is disappointed. He reminded owners paying attention to water leakage and other problems like if decoration quotation keeps mark up and so on when occupation. As praising quality projects, Zhan Jinan also shared his unforgettable building inspection experience in the past one year, and he frankly said " Good goes to better, while bad goes to worse.". The most disappointed projects among are short pile Home Ownership project in Tin Shui Wai and Tai Kok Tsui project which had been stocked for many years. In addition, he pointed one new project in Tsueng Kwan has "special" occupation service. The story is as follows. One non local owner who wanted to hurry and catch a flight only have electronic documents needed for occupation, and Zhan Jinan planed to use his carry-on printer to help this owner, but the staff there not allowed him to use their electrical plug until detail explanation, which made him angry. This owner although finally successfully finished the occupation and boarding on time, but decided not to invest property in Hong Kong again.
