駿逸峰3層舖意向4.3億

　香港文匯報訊　(記者周穎) 零售業前景樂觀，吸引業主放售舖位。灣仔灣仔道223至227號(駿逸峰)地下、一樓及二樓連外牆廣告位推出放售，意向金額4.3億元，呎價約2.41萬元。

　美聯旺舖助理營業董事伍賢明表示，灣仔道223至227號(駿逸峰)地下、一樓及二樓連外牆廣告位，總樓面面積約19,019平方呎，意向金額約4.3億，意向呎價約2.41萬，連國際汽車旗艦店租客一併放售，現時履行的租約列明迄至2014年為止，業主每月租金收入達108萬元，回報高達3厘。

　外圍經濟不景，投資者出價轉趨審慎。日前截標的觀塘興業街27及29號添利工廠大廈，共收三份標書，但由於未到價，業主收回，再接受買家出價洽購。根據業界人士估值，物業市值約3億元。

添利工廈3標書未到價

　負責獨家招標的中原(工商舖)工商部營業董事李文光表示，添利工廠大廈，地盤面積約1萬平方呎，樓高13層，總建築樓面約8.76萬平方呎，早前以交吉形式招標放售。物業地段被劃為其它指定用途(商貿)，極具重建價值，若按地積比率12倍發展，預計可重建樓面達12萬平方呎。
