世紀21奇豐物業 - 蔡蓓經理表示，該行最近錄得馬鞍山海濤居的成交。該單位位於2座低層B室，實用面積為932平方呎，配置為3房2廳間隔，座向西北，望海景。原來放盤價為$1,300萬，經過1年的市場調整，最終以$1,150萬成交，減價$150萬，減幅11.5%，實用面積呎價為$12,339。

據悉，原業主於2002年2月以$386萬購入此單位，持貨23年後轉售，賬面獲利$764萬，期間單位升值約2倍。
