長沙灣650商廈呎價冠九龍

級寫字樓項目長沙灣650,上周四開價單,消息指項目開售當日,全數單位即日沽清,套現約15億元。其中單位最高呎價為19,000元,冠絕全九龍區,成為歷史新高,創下新商廈指標。據悉,買家包括本地及內地用家及投資者,看好長沙灣區內基建配套完善,未來發展穩建,升值潛力高。

據了解,首批單位涉及86個單位及1個地舖,樓面共約11.18萬方呎,佔項目可售面積約48.5%。當中寫字樓單位面積介乎約912方呎至8,861方呎,售價由975萬元至1.63億元,呎價由10,700元至19,000元不等,平均呎價約13,680元,項目預計於2018年第一季入伙。項目昨日加推7個單位,單位分別位於5、8及11樓,售價由1,562.94萬元起,呎價介乎1.14萬元至1.28萬元。

元朗近年發展迅速,兼成民生區及旅客新熱點,帶動區內商舖租金穩步增長,吸引不少長線投資者入市。港置旺舖事陳偉材表示,元朗康樂路13至17號及21至25號鈞德樓地下7號舖,近日以5,500萬元易手,物業地舖面積約1,000方呎,另連約400方呎入則閣樓,呎價4萬元。
