銅鑼灣CEO Neway棄租一半

香港文匯報訊（記者蘇洪鏘）陸續有巨舖業主將舖位拆細出租，進駐銅鑼灣核心區逾10年、被視為區內地標的CEO Neway旗艦店即將棄租部分樓面，業主擬將地下連1樓部分樓面，以210萬元放租。

美聯旺舖區域營業董事蔡良其表示，銅鑼灣怡和街19至31號樂聲大廈地下5號至20(G01)號舖､一樓101舖及103號舖，近日以約210萬元放租，物業總面積為26,048方呎，其中地舖面積達6,652方呎，屬近年區內少有供應的大面積巨舖，可供大型商戶作旗艦店，平均呎租約81元。

據了解，CEO Neway租用位於銅鑼灣怡和街19至31號樂聲大廈地下5號至20號舖、1樓至3樓的租約尚有一年到期，如今業主將地下及1樓部分招租，反映商戶已提早棄租。翻查市場資料，CEO Neway自2003年起向華潤創業（0291）承租樂聲大廈地下至三樓商舖樓面，合共樓面7.8萬方呎，當時租金約220萬元，近年已加租至285萬元，折合呎租37元。今年以來陸續出現核心區巨舖棄租個案，美國時裝品牌GAP今年初提早撤出位於旺角文華MPM商場地下至2樓巨舖，月租約300萬元；撤租後業主一度叫價360萬元放租，及後一拆二招租。鄰近朗豪坊的小肥羊旗艦店，其位於亞皆老街16號地下至4樓舖位，面積達1.8萬方呎，現時月租約87萬元，舖主近月以一籃子方式推出招預租，意向租金110萬元。
