　香港文匯報訊　(記者周穎) 土地註冊處資料顯示，旺角通菜街153至159號地下C及D舖，面積2,300方呎，以1.76億元易手。現租戶為餐廳，月租30萬元，租期至明年年底，租金回報約2厘。登記買家為立冠有限公司，公司董事為陳家麟、陳錦屏、陳杰權及楊秀瓊。原業主在2007年5月以4,880萬元購入，持貨5年現帳面獲利1.272億元，期內物業升值2.6倍。

煌府主席購尖沙咀廣場

　該處資料顯示，煌府婚宴專門店主席陳首銘以1.223億元購入尖沙咀漆咸道南帝后廣場2樓及3樓，總面積1.39萬方呎，現租戶為桑拿店，租期至明年中屆滿，市值呎租約40元，回報料升至逾5厘。登記買家為首銘控股有限公司。據了解，原業主在2008年7月以6800萬元購入，持貨5年現帳面獲利5,436萬元或近80%。

　其他個案方面，內地包裝印刷企業東風股份創始人黃炳文以1.012億元購入灣仔乙級商廈新銀集團中心16樓全層單位，面積7,388方呎。登記買家為俊通投資有限公司。原業主在2007年4月以4,750萬元購入，帳面獲利1.1倍。

　新蒲崗六合街8號六合工業大廈地下以7,880萬元易手，面積11,788方呎；現租戶為速遞公司，月租21.23萬元，租約期至今年11月，回報約3.2厘。買家為泰銀投資集團有限公司，公司董事為鄭淑貞。原業主於2010年7月斥資約4,300萬元購入上址，易手獲利3,580萬元或83%。
