譽．港灣2房戶呎價破頂

雖然過去兩日十大屋苑成交淡靜，但部分屋苑卻錄得新高成交。據美聯物業陳煒鈞表示，新蒲崗譽．港灣一個588實呎戶以890萬元成交，實用呎價逾1.51萬元，創屋苑2房戶呎價及造價新高。

資料顯示，原業主於2009年9月以約572萬元購得，是次轉手賬面獲利約318萬，賬面升值約55.6%。

另外，中原地產呂宗霖表示，荃灣韻濤居新近錄得B座中層06室的成交，單位實用面積445方呎，2房間隔，外望內園景致，成交價523萬元，折合平均實用呎價11,753元，創同類兩房單位新高價。

據悉，原業主1999年以207.6萬元購入單位，持貨約16年獲利315.4萬元，單位升值1.5倍。
