議價空間增 多個屋苑發市

 滯,隨著部分業主開始逐步擴闊其議價空間,吸引買家,不少屋苑終可破冰,而且個別成交價仍創新高,真正用家入市壓力仍未有減輕。

天后及北角單位仍創新高

 中原豪宅陳家鴻表示,天后莊苑高層C室,單位面積544平方呎,原業主於政府出招前叫價700萬元減價28萬元,以672萬元易手,減幅約4%,呎價12,353元,仍創同類單位造價新高。世紀21嚴智贇表示,北角珊瑚閣A座中層1室,面積1,382方呎連車位以1,943.8萬元易手,呎價14,065元,破屋苑歷史新高。

何文田半山壹號蝕使費沽

 不過,有業主減價沽貨則中招,何文田半山壹號35號高層,建築面積2,088平方呎,港置容靖宇指出,單位原叫價3,200萬元,業主減價262萬元減幅約8%,以2,938萬元成交,呎價約14,071元。據悉,業主於08年5月入市轉售帳面賺約88萬元,但計及所有使費則虧損約60萬元。

映灣園等二手盤錄減價成交

 樓市新招推出後,映灣園及海堤灣畔陸續「發市」,出招後首錄成交。美聯物業田國輝表示,東涌海堤灣畔單位為3座低層B室,面積約1,126呎,業主開價約730萬元,經議價後最終成交價約為718萬元,減價約2%,呎價約6,377元。中原地產洪泉清表示,映灣園16座中層D室,面積976平方呎,成交價559萬元,呎價5727元。買家為本地用家。
