西環翻新唐樓叫價3.5億

香港文匯報訊（記者顏倫樂）市區物業罕貴，西環堅尼地城同發大樓推出招標，2月26日截標，意向價3.5億元。物業現為1座9層高唐樓，建於1963年，樓齡已約53年，不過近年已翻新並加裝電梯。該物業由現居香港的地產界企業家Victoria Allan發展、澳洲建築設計公司KPDO設計，於2014年1月完成歷時近10年的翻新工程。

負責是次招標工作的仲量聯行香港資本市場投資部區域董事馮嶽宗表示，同發地盤面積約1,423方呎，總實用面積11,067方呎，大樓包括7間公寓及一個Loft，頂層特色戶更設有約863方呎的天台花園。單位面積由1,250方呎至1,337方呎不等，每間單位的設計兼備懷舊時尚元素，更有全海景，令單位租賃價格上升至跟一般市場水平看齊。

Victoria解釋今次出售物業的原因，指公司自2005年開展物業收購，後來動工翻新至完工，前後用上差不多10年時間，現時大樓擁有具質素的租客，加上堅尼地城人口不斷增長，發展愈來愈蓬勃，是時候出售。
