藍灣半島舊租客搬走2小時 新租客「快閃」即睇即租 租金加7.5%回報率4.2厘

小西灣藍灣半島最近錄得一宗快速承租個案,一個2房單位在舊租客搬出僅2小時後,即被新租客承租,租金由原來的20,000元上調至21,500元,增幅達7.5%,租金回報率為4.2厘。

該單位為藍灣半島6座高層F室,世紀21 Q動力分行執行董事招潔冰表示,單位實用面積為492平方呎,2房連1間多用途房,全屋靚裝,並擁有山景及城市景觀。

業主原本叫租22,500元,原租客於傍晚5時半遷出後,來自外區的新租客在當日晚上7時半即睇樓刻簽約,整個過程僅用了2小時。據知新租客鍾情單位的高質裝修,故「無慮即決」快閃簽下租約。

業主於2013年6月以621萬元購入單位,按照目前的租金計算,年租金回報率約為4.2厘。
