葵芳新都會廣場呎價9214易手

而中區商業區的空置率持續偏低,部分投資者把目光轉向九龍或新界區。葵芳新都會廣場2期高層04室剛以約692萬元成交,呎價9,214元。

中原(工商舖)工商部副營業董事黎紹賢表示,今次成交單位位於葵芳新都會廣場2期高層04室,面積約751平方呎,成交價約692萬元,呎價約9,214元,物業以連租約形式易手。現時租客以每月2.25萬元租用單位,租約期至2018年年中屆滿。業主於1994年以485萬元購入該單位,一直作長線投資。今番易手賬面獲利約207萬元,單位升值了約43%。新買家為區內活躍投資者,若單位按現時租金計算,將可享約4厘回報。
