舖市租賃成交持穩 丹鳳商舖轉手2300萬

雖然香港即將迎來通關後的首個聖誕新年長假,但商舖租賃市場並未見明顯反彈。根據中原(工商舖)的數據,上月的商舖租賃成交數量約為336宗,與10月的成交量基本持平。

中原(工商舖)商舖租賃部的高級區域營業董事何潔釵揭示,11月份的商舖租賃成交總金額約3898萬元,成交宗數與10月的337宗相若,成交金額較前一個月增加4.7%。

然而,核心消費區如中環、銅鑼灣及旺角的商舖空置率並未有明顯下降,反而微升,增幅在0.05至0.35個百分點之間,空置率達到5.9%至8.58%。何潔釵分析認為,隨著節日氣氛逐漸濃厚,預期12月的消費意欲會有所提升,加上一連串的冬日節慶活動,預期將為香港吸引一波消費力,商戶開業信心有望逐步提升,商舖空置率和租金情況也將有所改善。

最後,位於屯門鄉事會路88號的THE PARKVILLE基座的G11A及G11B商舖近日轉手,該商舖建築面積為528平方呎,成交價格達到2300萬元,每平方呎的價格約為4.36萬元。該舖位目前由便利店租用,每月租金為7.5萬元,租金回報率約為3.9厘。
