經濟未明 ：買轉租觀望個案增

香港文匯報訊（記者 梁悅琴）本港經濟增長放緩，加上估計明年加息，不少買家近月轉買為租。部分業主亦賣樓轉租，令租盤盤源開始減少，租金持續上升，奧運站瓏璽連平台四房戶以月租6.3萬元連車位租出，實呎租高見57.7元。

瓏璽連車位月租6.3萬

美聯物業周錦輝昨表示，該單位為瓏璽6B座低層A室，實用面積約1,091方呎，為四房間隔，連平台，外望海景，連車位月租約6.3萬元，實用呎價約57.7元。該盤第6B座中高層B室，實用面積約666方呎，每月租金約3.4萬元，實用呎租亦達51.1元。

港島南區碧瑤灣一個實用面積約1,334呎單位亦以月租5.3萬元連車位租出。香港置業黃嘉藍昨亦指出，該單位為碧瑤灣33座高層單位，實用面積約1,334呎。若以月租5.3萬元計算，實呎租約39.7元。

中原地產何鎮宇表示，港島南區置富花園第7座富怡苑低層E室，實用面積439平方呎，2房間隔，附有裝修。業主以1.6萬元將單位租出，實用呎租36.4元。
