經濟未明 :買轉租觀望個案增

香港文匯報訊(記者 梁悅琴)本港經濟增長放緩,加上估計明年加息,不少買家近月轉買為租。部分業主亦賣樓轉租,令租盤盤源開始減少,租金持續上升,奧運站瓏璽連平台四房戶以月租6.3萬元連車位租出,實呎租高見57.7元。

瓏璽連車位月租6.3萬

美聯物業周錦輝昨表示,該單位為瓏璽6B座低層A室,實用面積約1,091方呎,為四房間隔,連平台,外望海景,連車位月租約6.3萬元,實用呎價約57.7元。該盤第6B座中高層B室,實用面積約666方呎,每月租金約3.4萬元,實用呎租亦達51.1元。

港島南區碧瑤灣一個實用面積約1,334呎單位亦以月租5.3萬元連車位租出。香港置業黃嘉藍昨亦指出,該單位為碧瑤灣33座高層單位,實用面積約1,334呎。若以月租5.3萬元計算,實呎租約39.7元。

中原地產何鎮宇表示,港島南區置富花園第7座富怡苑低層E室,實用面積439平方呎,2房間隔,附有裝修。業主以1.6萬元將單位租出,實用呎租36.4元。
