中原地產粉嶺碧湖花園分行經理蔡天賜表示，辣招全撤後，成交氣氛明顯回暖，粉嶺上水區本月至今暫錄約75宗二手成交，超過上月全月宗數約4成多，交投相當暢旺，粉嶺牽晴間本月暫錄約11宗成交，屋苑最新錄6座中層G室，，實用面積428平方呎建築面積587平方呎，2房間隔，業主放盤時開價約$518萬，最終以$500萬易手，實用面積平均呎價$11682。

中原蔡天賜指，新買家為用家，見單位價錢合理，怕遲買會貴，即決定入市單位作自住之用。據了解，原業主則於2005年以$160萬購入上址，持貨19年，是次沽出單位獲利約$340萬離場，單位升值約213%。
