恒基與新世界合作發展的馬鞍山落禾沙項目,沙田地政處昨向城規會申請,以去年9月批出的總綱發展藍圖為基礎,將地盤東北面一幅獨立轉讓土地中,扣除3,220方米的通道面積,其餘發展參數未作變動,但由於土地面積減少,地積比率相應由3倍提高至3.63倍。新地旗下上水古洞坑頭路地盤,佔地約20.88萬平方呎,總樓面約8.35萬平方呎,擬建34幢3層高洋房。申請人昨補交文件,當中回應了政府部門意見、提交經修訂的總綱發展圖等。
