發展商賣樓套近千億

 打亂發展商開盤部署,但今年以來各公司賣樓目標已接近達標甚至超標。粗略統計,本港8大發展商今年首11個月賣樓收入已近千億元,其中長實繼續成為賣樓王,售樓收入逾260億元,距離300億元全年目標只差約15%,若再計入即將開售的一號.西九龍,今年料可望達標。

 其他發展商方面,信和售樓套現迄今逾175億元,主要來自御悅、奧柏.御峯、天賦海灣等;新世界逾135億元,來自名鑄、春暉8號、溱岸8號及尚悅等;及會德豐亦有逾60億元售樓收入,主要來自Lexington Hill及加多近山等,同創出其年度賣樓新高紀錄。

 不過,新地受早前瓏門售樓紙審批時間長影響,至今約有逾130億元賣樓收入,略為遜色。

恒基達標欠近四成

 至於恒基地產至今亦只有約93億元售樓收入,距離年初估計160億元的目標尚差近40%。中國海外今年推售上水歌賦嶺及牛津道1號等,套現逾50億元;嘉里則通過現崇山及紀雲峰等套現約50億元。
