灣仔道地舖呎價7.49萬

 香港文匯報訊(記者 周穎)不少投資者轉向其他物業市場,帶動寫字樓及商舖投資市場暢旺。根據萊坊發表的最新報告,零售商爭奪優質零售樓面的情況沒有緩和跡象。黃金地段商舖租金高昂,驅使中檔次零售商遷往較高樓層的商舖或核心區的次等地段。

 中原(工商舖)鄭得明表示,灣仔道177至179號地下1號舖,建築面積約佔625方呎,成交價約4,680萬元,呎價約7.49萬元。原業主於2009年斥資約1,650萬元購入,轉手獲利約3,030萬元,物業升值逾1.8倍。買家再以意向價約5,280萬元推出放摩。上述買家又特別鍾情灣仔區二線街地舖,近日購入堅彌地街3號地下2及3號舖,作價約1,360萬元,折合每呎約4.53萬元,舖位大幅升值逾55倍。

 港置許建方表示,尖沙咀金巴利道金閣大廈地下C及D舖放售,涉及樓面面積約1,200方呎,業主意向金額約4,500萬元,意向呎價約37,500元。
