中原地產沙田第一城分區營業經理侯惠良表示，沙田蔚景園9月暫錄1宗成交，屋苑最新錄1座低層H室，單位建築面積569平方呎，實用面積459平方呎，2房間隔，放盤時開價約$680萬，雙方議價後以$633萬易手，實用平均呎價$13,791。

據了解，原業主則於1994年以$275萬購入單位，持貨約28年，是次沽出單位賬面獲利約$358萬離場，單位升值約130%。
