中原地產大埔康樂園分行高級資深分區營業經理吳啟業表示，近日租賃市場仍然活躍，沙田第一城本月暫錄約15宗租賃成交，平均實用呎租約$38水平，屋苑剛錄47座中層G室，單位實用面積327平方呎，建築面積395平方呎，2房間隔，日前議價後以$13,200租出，實用平均呎租$40.4。
據了解，新租客為2名內地女學生，現於香港中文大學就讀，見屋苑交通方便，租金合理，即決定以先付半年租金方式租入單位自用，方便上學。據了解，業主於1993年以$125萬購入單位，是次租出單位可享約12.7厘租金回報。
