中原地產 - 侯惠良經理表示，近日本港按息回落，增加買家入市信心，帶動交投，沙田第一城本月暫錄約18宗成交，平均實用呎價約$13,143，已貼近上月全月錄得的22宗成交。屋苑最新錄得38座中層A室，單位建築面積395呎，實用面積284呎，2房間隔，叫價約$430萬，議價後以$413萬獲承接，實用面積平均呎價為$14,542。

據了解，原業主於2012年以約$220萬購入單位，持貨約13年，是次轉手帳面獲利約$193萬，期內升值約87.7%。
