世紀21奇豐物業 - 袁麗詩經理表示，該行新近錄得沙田第一城成交，單位為10座中層H室，實用面積327平方呎，2房1廳間隔，座向東北望開揚景。單位放盤1星期，原開價約$460萬，累減$60萬，以$400萬成交，減幅約13%，實用呎價為$12,232。

據了解，原業主於2021年5月以約$550萬購入上址，持貨約4年，是次沽售帳面虧損約$150萬，單位期內跌幅約27%。
