中原地產沙田市中心分行區域營業董事黎宗文表示，日前促成沙田碧濤花園1期金蘭閣(3座)高層D室，單位實用面積849平方呎，建築面積1,217平方呎，3房連套房間隔，開價約$1,050萬，日前議價後以$950萬易手，實用面積平均呎價$11,190，累減約$100萬。

據了解，新買家為用家，見業主提供合理議價空間，單位間隔合用，即把握機會入市單位自住。原業主則於2004年以$310萬購入單位，持貨19年，現轉手賬面獲利約$640萬離場，單位升值約206%。
