中原地產沙田第一城分行區域營業董事黎宗文表示，日前促成沙田廣源邨廣棉樓(4座)中層13室，單位實用面積443平方呎，2房間隔，去年12月時叫價約$348萬，日前議價後以居二市場價$290萬易手，實用面積平均呎價$6,546。

據了解，新買家為白居二買家，感單位價錢合理，少有放盤，即入市單位自用。原業主則於2012年2月以$45.9萬購入單位，持貨11年，是次沽出單位賬面獲利約$244.1萬離場，單位期內升值約5.3倍。
