中原地產海日灣分行經理李嘉龍表示，美國議息後暫不加息，增強部份買家入市信心，沙田市中心6月暫錄約6宗成交，其中好運中心佔約3宗，分行新近錄D1座(竹林閣)高層戶，屬電梯不達之樓層單位，出入需要行樓梯，實用面積334平方呎，建築面積423平方呎，2房間隔，放盤時開價約$580萬，2月減至498萬，議價後以$468萬沽出，實用平均呎價約$14,012。
中原李嘉龍指，新買家為上車客，見屋苑交通方便，見業主提供較大議價空間，決定把握機會入市單位自住。原業主則於2018年以$464萬元購入單位，持貨5年，是次轉手賬面獲利約$4萬離場，單位期內升值約0.9%。
