中原地產沙田新城市分行分區營業經理杜文俊表示，沙田市中心1月暫錄約17宗成交，其中沙田中心佔3宗，屋苑最新F座(嘉寧大廈)低層A室，建築面積507平方呎，實用面積390平方呎，原則3房改2房間隔，望內園及史路比公園景，放盤時叫價約$560萬，日前議價後以$515萬易手，累減$45萬，實用平均呎價$13,205。
中原杜文俊表示，原業主於2012年以$375萬入市上址，持貨11年，是次沽出單位賬面獲利$140萬離場，單位期內升值約37.3%。
