楊超成近5千萬購文咸東街舖

拾入市意慾。英皇集團主席楊受成胞弟、資深投資者楊超成斥資約4,900萬元購入上環文咸東街68至74號2樓全層,物業面積約5,331平方呎(未核實),呎價約9,192元。

租金回報3.7厘

促成交易的美聯旺舖高級營業董事許諾謙表示,物業自身條件優越,加上屬區內罕有全層放盤,促成交易後迅即接獲多組客戶誠意出價查詢洽購,料市值呎價可達約1.3萬元以上。

據悉,物業由前業主一直自用,現已交吉,若以目前市值呎租28元計,料租金回報可達約3.7厘。上環文咸東街是南北行等蔘茸海味行業集中地,吸引大量市民及中外遊客前往選購,人流暢旺,物業具升值潛力,故吸引楊超成斥資購入上址。

喜築萬呎舖1.5億沽出

另外,麗新發展夥拍市建局發展的馬頭角喜築以1.58億元售出部分商舖物業。促成交易的美聯旺舖營業董事陳起表示,該物業為土瓜灣炮仗街93號地下及地庫連一樓G號舖,面積約14,196平方呎,以成交價1.58億元計,呎價約1.1萬元,新買家有感區內不少住宅新盤即將落成,料消費力將續升,決定購入上址自用,擬作酒樓用途。
