東九工廈短炒連連賺

 香港文匯報訊 「起動九龍東」方案提倡將該區打造成本港新核心商業區,刺激市場資金短炒當地工廠物業,觀塘迅達工業大廈有業主持貨約2個多月,帳面獲利接近一成。

 萊斯物業高級客戶經理張嘉莉表示,剛撮成位於觀塘巧明街迅達工業大廈低層交吉樓上舖成交,單位面積2,581方呎,成交價845萬元,呎價3,274元,市場平均租價12元,回報厘數4.1厘。原業主3月以774.3萬元購入,持貨約2個多月,帳面獲利約71萬元或9.17%,回報可觀。

 另一邊廂,位於啟德發展區的新蒲崗同樣錄得「短炒」成交,萊斯物業業務經理陳凌英梅表示,爵祿街百勝工廠大廈5樓D室,面積6,000方呎,以1,120萬元成交,平均呎價2,083元,回報達4厘。原業主於2011年12月以998萬元購入,持貨約5個月,帳面獲利約122萬元,升值13.9%。
