新盤暢旺惠及屋苑租賃

租賃氣氛表現亦不俗,各地產中介促成多宗租賃個案,租金回報率普遍逾4%,最高達6%。

據利嘉閣囍匯二行經理梁浩賢稱,尚翹峰於7月份暫錄約5宗租賃成交個案,近期新促成該屋苑1座高層B室單位承租個案,租客以2.5萬元承租,建築628方呎,實用約475方呎,折合實用面積呎租約52.6元,建築呎租約39.8元。業主於2007年9月以537.5萬元購入,現單位獲承租,可享租金回報率近6%。

半島豪庭低層月租1.75萬

美聯黃埔德民街分行高級營業經理易秉中亦透露,半島豪庭3座低層G室由原居於元朗區的租客,近日以1.75萬元承租。該單位實用面積462方呎,建築面積約618方呎,折合實用呎租約38元,建築呎租約28元。租客解釋為方便照顧女兒返學,故趁暑假搬出市區。據了解,該單位業主於2011年3月斥資約468萬元購入,按現最新租金水平計,回報率約4.5%。
