新盤乏焦點 成交不足百

公佈首批130伙價單位後,市場反應理想,發展商遂於上周六加推130伙,平均呎價15,117元,扣除最多10%優惠,折實實呎13,605 元,加價逾2%。項目現時已推出260個單位,至今已收1,700票,超額5.5倍。雖然過去周末日市場因未有焦點新盤推售,交投按周下跌八成,但埋單計兩日一手成交有91宗。

過去兩日新盤成交主要集中在周六,單日已錄得71宗交易,其中新世界旺角SKYPARK再售13伙,開售至今累售313伙,套現18.6億元。薈朗昨日加推的130伙中,售價最平單位為1座2樓B02室,開放式單位定價314.4萬元,呎價14,226元,折實價283萬元。最貴為1座26樓B05室,定價681萬元,呎價16,569元,折實價612.9萬元。

旺角基利商廈拆售理想

另外,資深投資者鄧成波早前拆售旺角基利商業大廈,至上周五為止累計售出5樓、6樓及10樓共三層,總涉資約5,420萬元。項目業主負責人鄧耀昇表示,基於本港利好商廈市況將持續,稍後不排除考慮加價放售。

美聯商業投資部客戶董事杜偉豪表示,項目可供出售共15層,總面積達34,550方呎,樓層由2,154方呎至3,274方呎不等,入場呎價由八千餘元起。
