新地申西環舊樓強拍

香港文匯報訊 (記者 顏倫樂) 新地及相關人士積極收購的西環卑路乍街34至34B號及山市街1A至1C號保發大廈,已集齊81.8966%業權,剛向土地審裁處申請強制拍賣,為今年第8宗強制拍賣申請。與去年同期11宗比較,今年上半年的強拍申請宗數下跌約27.27%。

西環卑路乍街34至34B號涉及116份業權,新地持有其中95份。翻查資料,新地最近才增加地盤的業權份數,以1.95億元收購保發大廈兩間地舖,之後即火速向土審申請強拍,由於物業於1964年落成,至今已剛好達50年的樓齡,故新地方面以八成門檻的方式申請強拍。

據了解,保發大廈地盤面積約8,822方呎,若以9倍地積比率發展商住物業,可建樓面約79,398方呎,申請人呈交的測量師估值為5.4735億元。由於毗鄰的天成工業大廈,現正由恒地等進行收購,若兩大發展商合作發展,地盤將可以併合成更具規模的項目。
