指標豪宅租金上月微升

 香港文匯報訊 (記者 梁悅琴) 近月二手交投淡靜,轉賣為租個案增加,又有屋苑租客「升呢」轉租豪宅物業,再加上成交又以優質租盤為主,刺激屋苑租賃增加及租金輕微上調。綜合利嘉閣地產研究部資料所得,全港35項指標豪宅物業11月份加權平均指數最新報123.41點,按月輕微回升0.5%,不過,租金現水平仍較9月份高位相差0.9%,呈現大致橫行的走勢。交投連跌3個月終於首度回升,按月升25%至160宗,單月成交量更創下近3個月新高。

 利嘉閣地產董事張偉文指出,九龍區指標豪宅租金漲幅較顯著,該區12項豪宅物業的平均成交租金便在上月上升1.4%;港島區18項豪宅物業的租金,亦在上月平均上升0.7%,排名第二。

新界豪宅租金逆市跌2%

 不過,新界區豪宅租金則逆市下跌2%。以個別豪宅物業計,九龍塘畢架山峰的租金漲幅最顯著,整體呎租按月上升7.0%至每方呎32.2元,漲幅遠遠超過一眾豪宅物業;至於九龍站漾日居、京士柏君頤峰及東半山嘉雲臺的租金,則按月分別上升6.7%、4.7%及4.7%,以實際升幅計位列次、季席。
