怡和街三相連舖1.3億放售

 香港文匯報訊 (記者 顏倫樂) 零售市道暢旺,帶動核心地段舖租上升,銅鑼灣有業主趁勢放售舖位,位於怡和街19至31號樂聲大廈地下1A1、1A3、1A4號舖,屬三相連單邊舖,總建築面積約1,120呎連閣樓。

總門面33呎可塑性高

 中原(工商舖)商舖部營業董事黃國柱表示,物業將以交吉形式、可分拆或獨立出售,意向售價總值1.3億元,以此計算,樓面呎價約11.61萬元。資料顯示,物業坐落於怡和街及糖街交界,周邊有不少酒店及服務式住宅,加上眾多購物及娛樂熱點,同時三相連舖位的放盤亦較少,總門面闊達33呎,可塑性高,

 黃國柱指,國際品牌睇準龐大的個人遊消費市場,近年不斷以天價搶租銅鑼灣區靚舖,加上銅鑼灣將有希慎廣場落成,進一步刺激區內舖租上漲。是次放盤位處人流旺盛地段,參考附近舖租每呎600元水平計,料上址回報逾3厘。他續指,現時同區普遍放盤動輒2、3億元,上述放盤物業叫價有吸引力,預料將吸引不少投資者垂青。
