工廈大手熱賣屯門貨賺3億

　香港文匯報訊（記者周穎）工廈低水，成為投資者尋寶重點。尖東廣場業主羅守輝與有關人士持有的屯門有成工業大廈，獲本地建築商人士以近5億元成功洽購。另外，佐敦興富中心21樓05至06室雙連單位，以呎價7,713元成交，創下該廈呎價新紀錄。

　第一太平戴維斯工業拓展及投資部董事劉基忠表示，屯門有成工業大廈坐落建豐街4號，對面為屯門西鐵站，建築面積23萬方呎，以成交價計算，呎價2,160元，較現時屯門一般工廈物業呎價約1,600元高出35%。

　據悉，資深投資者羅守輝於2009年以1.9億元購入上述物業統一業權，作長線收租用途，是次帳面獲利3.1億元，3年間物業升值1.6倍。

　另外，美聯商業高逸威接獲市場消息指，九龍佐敦德興街11至12號興富中心21樓05至06室雙連單位剛以新高呎價售出。上述物業總面積1,426方呎，成交價為1,100萬，呎價7,713元，創下該廈開賣以來最高呎價紀錄。買家連租約購入，回報率接近4厘，單位現由醫學中心承租。
