工商舖大宗成交復活

香港文匯報訊 利嘉閣地產研究部主管周滿傑指出,7、8月一手商廈拆售活動頻繁,加上大額及全幢物業交投回勇,帶動商廈買賣量價齊升。不過,工廈及店舖交投則相對沉寂,令整體工商舖買賣呈價升量跌的局面。根據利嘉閣(工商舖)地產資料所得,8月全港僅錄514宗工商舖物業買賣登記,雖較7月下跌11%,但大宗物業買賣交投活躍,令同期物業成交總值高見93.78億元,較7月大升87%,走勢與登記量背馳。

按物業類別劃分,商廈買賣表現最為出色,發展商推售黃竹坑「W50」及觀塘「One Harbour Square」等物業,直接推高商廈買賣交投,令8月全港累錄167宗商廈買賣登記,較7月大增76%,創近17個月新高,至於成交總值按月急升187%至50.79億元。

舖市121宗登記跌49%

舖市方面,由於未有商場大型拆售活動,加上買賣雙方在議價上持續拉鋸,8月全港僅錄121宗店舖買賣登記,不但較7月急跌49%,亦創下自2009年3月以來新低。不過,逾億元買賣增加,直接刺激整體店舖成交總值達23.40億元,按月倒升87%。

至於工廈市場,全月共錄226宗買賣登記,按月減少8%,終結之前連升五個月的勢頭;物業成交總值則錄19.58億元,按月略跌2%。

周滿傑認為,市場資金充裕,老牌家族及投資者趁勢積極放售全幢或大額物業,料可令投資物業買賣保持活躍,相信年內每月工商舖買賣登記宗數將於450宗至550宗區間內上落。
