祥益地產區域董事邱家邦表示，日前分行錄得一宗屯門邁亞美海灣2座低層H室租賃成交，實用面積403平方呎，2房。該租客主要鍾情單位租金吸引，而且內籠企理，加上租客表示對該區環境十分熟適，毋需重新適應，遂便決家以月租$9,800「即睇即租」上址，實用面積平均呎租$24.3。
邱氏續稱，如以現時同類型單位的銀行估價約$404萬作計算，該單位的租金回報率高達2.9厘。
