祥益地產區域董事黃慶德表示,日前促成屯門邁亞美海灣3座中層A室,實用面積784平方呎。日前獲同屋苑客承租。該租客由於原住所無法續租,因此需物色周邊租盤搬遷,主要鍾情單位與原住所為同一屋苑,既方便搬遷又熟悉區內環境,加上內籠附設新裝修及客廳、房間均擁開揚全海景觀,相當優質,而且業主願意調整租金,減租$500,上述租客遂便決定以月租$1.75萬承租單位,實用面積平均呎租為$22.3。
黃氏續稱,若以現時同類型單位的銀行估值約$826萬作計算,該單位的租金回報率為2.5厘。
