屯門澤豐花園2座高層3房戶月租$12,500 回報率達3.7厘

祥益地產 - 古文彬經理表示，日前促成一宗屯門澤豐花園之租賃成交個案，是次租客為同屋苑租客，由於原本居住的單位無法續租，故物色租盤搬遷，該單位的租金回報率高達3.7厘。

古文彬表示，上述所錄成交單位為2座高層K室，實用面積577平方呎，三房兩廳。日前獲同屋苑租客承租，該租客鍾情單位鄰近原住所，搬遷十分方便，加上單位企理及位於高層，而且業主減租$500，上述租客遂決定以月租$12,500承租單位，平均呎租為$21.7。

祥益地產 - 古文彬經理續指，如以現時同類型單位的銀行估值約$404萬（自由市場價）作計算，該單位的租金回報率高達3.7厘。
