祥益地產區域董事邱家邦表示，日前分行促成一宗屯門悅湖山莊7座高層A室租賃成交，實用面積588平方呎，3房，租客為區內客，由於原居所正進行裝修工程，需覓6個月的租盤作暫住之用，考慮到上址往返原居所十分方便，而且區內可短租的盤源選擇不多，租客遂便一次過預繳租期內的租金，以月租$1.3萬租入，實用面積平均呎租$22.1。
邱氏續稱，如以同類型單位銀行估價約$517萬作計算，該單位的租金回報率高達3厘。
