祥益地產高級分行經理黃文樂表示，日前促成屯門居屋兆軒苑A座高層5室，實用面積376平方呎，2房，租客為同屋苑客，由於原居所無法續租，考慮到搬遷方便以及熟悉該區環境，而且單位內籠企理，遂便決定租入。由於租客願意預繳一年租金，因此業主減租$500，單位最終獲以月租$9,500租出，實用面積平均呎租$25.3。
祥益黃文樂指，如以同類型單位銀行估值約$331萬作計算，該單位的租金回報率高達3.4厘。
