祥益地產高級分行經理古文彬表示，日前促成一宗屯門居屋兆康苑T座中層8室，實用面積483平方呎，2房，日前獲區內客垂青。該租客鍾情單位附設企理裝修，加上客廳及房間均擁內園景觀，而且業主願意調整租金，減租$500，以及屋苑鄰近學校及工作地點，可節省往返時間，上述租客遂便決定「即睇即租」，以月租$1.15萬承租單位，實用面積平均呎租為$23.8。
古氏續稱，若以同類型單位現時的銀行估值價約$448萬(自由市場價)作計算，該單位租金回報率高達3.1厘。
