祥益地產高級分行經理黃文樂表示，成交單位為屯門寶怡花園1座高層E室，實用面積480平方呎，2房。租客為區內客，表示熟悉區內環境，毋須重新適應，而且單位內附雅緻裝修，可即租即住，上述租客遂便決定以$1.2萬承租，實用面積平均呎租$25。

黃氏續稱，如以同類型單位銀行估價約$542萬作計算，該單位的租金回報率高達2.7厘。
