祥益地產 - 謝利官經理表示,日前分行促成一宗嘉湖山莊樂湖居的買賣成交個案,原業主於2009年以約$170萬購入,是次轉手帳面獲利約$340萬。
謝利官稱,上述所錄成交單位為1期(樂湖居) 4座低層B室,實用面積633平方呎,3房2廳連套廁。據悉,買家為準婚首置客,鍾情屋苑鄰近家人住所,方便日後互相照應,加上單位內籠企理實用,客廳及房間均擁開揚景觀,而且原業主增加議幅,累積減價$50萬,上述買家遂便決定以$510萬購入上址作婚後愛巢之用,以實用面積計算平均呎價為$8057,屬市場價成交。
