屯門叠茵庭9座中層2房戶$385萬易手 買家作長線投資之用

祥益地產 - 古文彬 經理 表示,日前屯門叠茵庭錄得一宗區內投資客的買賣成交個案。

古文彬稱,上述所錄成交單位為9座中層A室,實用面積381呎,兩房一廳,日前獲區內投資客垂青。單位連租約交吉賣,但未能視察內籠,買家曾睇過同類型單位,同時參考了單位的相片,鍾情單位性價比高,加上原業主增加議幅,減價$15萬,而且屋苑鄰近鐵路站及嶺南大學,容易出租,上述買家遂便決定以$385萬購入上址作長線投資收租之用,以實用面積計算平均呎價為$10,105。

古文彬續稱,該單位若作投資收租,現時市值租金大約為$13,000,租金回報率高達4.1厘。
