祥益地產 - 古文彬經理表示，日前屯門叠茵庭錄得一宗區內投資客的買賣成交個案。

古文彬稱，上述所錄成交單位為9座中層A室，實用面積381呎，兩房一廳，日前獲區內投資客垂青。單位連租約交吉賣，但未能視察內籠，買家曾睇過同類型單位，同時參考了單位的相片，鍾情單位性價比高，加上原業主增加議幅，減價$15萬，而且屋苑鄰近鐵路站及嶺南大學，容易出租，上述買家遂便決定以$385萬購入上址作長線投資收租之用，以實用面積計算平均呎價為$10,105。

古文彬續稱，該單位若作投資收租，現時市值租金大約為$13,000，租金回報率高達4.1厘。
