祥益地產-黎宗文董事表示，分行促成一宗屯門南浪海灣1座高層H室，實用面積840平方呎，3房。租客為同區租客，有感原住所空間不足，因此決定物色大單位搬遷，鍾情單位為3房戶，而且附雅裝，加上業主有少量議幅，租客考慮到熟悉區內環境以及方便搬遷等因素，決定以月租$2.2萬承租上址，實用面積平均呎租$26.2。

黃氏續稱，如以同類型單位銀行估值約$827萬作計算，該單位的租金回報率達3.2厘。
