祥益地產區域董事黃慶德表示,屯門南浪海灣附近有多條巴士綫前往市區,亦有海典軒購物商場,日前分行促成一宗南浪海灣的租賃成交個案,該單位之租金回報率達2.6厘。
黃氏稱,上述所錄成交單位為3座高層G室,實用面積594呎,兩房兩廳。租客為區內客,主要鍾情屋苑屬區內樓齡較新,而且自己熟悉屯門區,加上單位內附靚裝連部分傢俱,客廳窗戶更座擁海景,租客遂便決定以$1.47 萬租入,以實用面積計算呎租$24.7。
黃氏續稱,如以同類型單位銀行估值約$672萬作計算,該單位的租金回報率達2.6厘。
