祥益地產 - 黃慶德董事表示，日前該分行促成一宗屯門兆禧苑的租賃成交個案，該單位之租金回報率高達3.5厘。
黃氏稱，上述所錄成交單位為B座高層15室，實用面積415呎，兩房一廳。租客為新香港人，鍾情該屋苑鄰近小朋友上學地點，方便往返，而且區內配套應有盡有，加上單位內附大部分傢電，經議價$500後，租客最終以$1萬租入，以實用面積計算呎租$24.1。
黃氏續稱，如以現時同類型單位銀行估價約$339萬作計算，該單位的租金回報率高達3.5厘。
