祥益地產 - 黃慶德 董事表示,日前該分行促成一宗屯門兆禧苑的租賃成交個案,該單位之租金回報率高達4.4厘。
黃氏稱,上述所錄成交單位為A座低層11室,實用面積415平方呎,兩房一廳。租客為區內客,由於原租所無法續租,考慮到熟悉該區環境,遂便決定於區內物色另一租盤,主要鍾情屋苑鄰近小朋友上學地點,方便往返,加上單位內附企理裝修,遂便決定以月租$1.08萬租入,以實用面積計算呎租$26。
黃氏續稱,如以現時同類型單位銀行估價約$293萬作計算,該單位的租金回報率高達4.4厘。
